Terms & Conditions
Please respect our house and leave it clean and tidy - if you break something, replace it with something similar and/or let us know. Please also let us know of any issues straight away so we have time to fix them.
One way we use to stay affordable is to only make up beds for the number of people staying. This saves our cleaners' time, and launderette costs, not to mention wear and tear on our bedding and the environment. We also don't always give you a brand new sponge in the kitchen - we think that is terribly wasteful! We just replace it every few bookings. This may seem a small thing to mention, but we're aware it could horrify some people! If you're one of them, it gives you chance to bring your own - we really hope the sponge isn't a deal-breaker ;-)
Saving in these kinds of ways allows us to spend in others. One thing we have tried hard to do is provide a very functional house. Pretty much all our reviews mention how well-equipped the house was - many go as far as to say we're the best-equipped house they've ever stayed in! Our Facilities section tells you what we do provide - we hope you agree :-)
The official stuff - when you tick the T&Cs box on our booking form, you are agreeing to those listed here and in our Dog Policy.

We don't charge extra for dogs, but in addition to the prices shown, we charge everyone a refundable £50 housekeeping deposit to cover accidental damage, and cleaning over and above a normal changeover. This will be credited back to your account by the end of the week following your departure, provided our housekeepers have given the all-clear. In the unlikely event of damage exceeding £50, you may still be liable.

Please let us know of any issues straight away so we have time to fix them. Any issues raised after your holiday cannot be redressed.

Only the people and dogs named on the booking form may stay at the house - if these details have changed since you booked, let us know! If you're bringing dogs, please make sure you have read our Dog Policy.

Week bookings are usually Saturday to Saturday, arriving after 4pm and departing by 10am. If we don't have bookings before or after you, we can be flexible with this.

If you're travelling by train, please let us know - we will arrange with our housekeepers to allow you to drop your luggage off when you arrive, even if the house isn't ready for you. Likewise when you leave at 10am, we're happy for you to leave your bags in a corner out of their way and come back for them a bit later.

During the summer our lawns grow madly! It's not always possible to get them mown on changeover days due to time constraints and weather conditions. You can indicate on the booking form whether you would be happy for someone to do it during your stay - we would text you beforehand and the gardener wouldn't need access to the house.

To secure your booking, we will ask for a non-refundable 25% deposit, paid into our account within 24 hours of us sending your booking confirmation email.

The rest will be payable 8 weeks before the start of your holiday - the date will be stated in the booking confirmation email. If you are booking less than 8 weeks before your holiday, we will require the payment in full.

If you do not pay by the due date, and do not contact us, we will re-advertise your holiday as a cancellation.

We will make our donation to HYPS upon receipt of your full balance payment.

If you have to cancel, we will do our best to obtain another booking so we can refund you, minus an admin charge. However, if we are unable to do this, we regret that we will only be able to refund your housekeeping deposit. We advise you to take out additional holiday insurance to cover you.

We may cancel bookings if the house becomes unavailable for reasons beyond our reasonable control including, but not limited to: illness, flooding, fire, significant damage, failure of utility services or weather damage. In this event we will refund in full anything you have already paid us, but we will not be liable for any additional costs you may have paid to a third party in relation to coming (including, but not limited to travel, activities or insurance).

Although we will do everything we can to resolve issues, we cannot be held responsible for disruption to our utility services (WiFi, water, electricity) either due to planned maintenance, or other outages beyond our reasonable control.

If any of your party, human or canine, have special requirements and our website isn't clear whether we meet these, please contact us prior to booking and we will happily answer questions to help you decide if we're suitable. We will try to make reasonable adjustments, but it may be that we simply aren't the right choice for you. We cannot be held liable if you decide to go ahead and then find us unsuitable on arrival.

No smoking is allowed inside the house - this includes the use of e-Cigarettes.

If we have reason to believe that you are in breach of our terms and conditions, our housekeepers have the right to enter and inspect the house at any time. Anyone committing a serious breach may be asked to leave.

We reserve the right to decline bookings, or ask for an additional housekeeping deposit.

We hold data about you securely and only for the purpose of recording your booking, and for contacting you about your booking, before and during your stay. When you book, you may opt IN to our mailing list, and once in, you may opt OUT at any time.

You can also sign up to our mailing list here at any time. We will never pass on your details to a third party. We will only use your address to send out news, cancellations and special offers.
